Dryer Vent Cleaning in Belmar, NJ

Why does a Belmar dryer take two cycles in August?
Salt air is the short answer. This is a shore borough on the Atlantic between the Shark River and Lake Como. Ocean fog sits in all morning. Humid intake air carries less moisture out. Add beach towels and sandy linens from a summer rental, and one load becomes the lint equivalent of three. Belmar sees the heaviest lint load in our service area.
The housing stock pushes the same direction. Dense small lots. 1920s-1950s bungalows and summer cottages, many now year-round homes or rentals. Dryers end up in basements, under-stair closets, or ground-level utility rooms of raised homes. Runs are short. That sounds easy. It isn't. Short runs often punch straight through block foundation walls, and old block holes get patched with foam, mortar, or nothing at all. Lint packs into the rough opening.
Exterior hoods are the other failure point here. Salt corrodes the flapper hinge. The louver jams half-open or rusts shut entirely. Birds and spiders use the gap. We check the hood from outside first, before anything goes in the pipe.
Post-Sandy elevated rebuilds are their own case. Longer vertical rises, new transitions, sometimes a vent terminating under a deck where nothing dries. Those get looked at differently.

Frequently Asked Questions
My dryer takes two or three cycles to dry beach towels in the summer — is that the vent or the dryer?
Nine times out of ten in Belmar it's the vent, and summer is when it shows up. Beach towels and linens hold more water than everyday laundry, so the dryer pushes a large volume of hot, wet air through the duct, and the salt-laden humidity off the ocean means that air isn't drying out much on the way. Lint packs tighter and damper here than it does inland. If the machine runs hot but the clothes come out warm and still heavy, the air isn't leaving the house. A cleaning usually tells you within one load whether the dryer itself has a separate problem.
Our vent hood on the outside wall is crusted over and the flap won't move. Can that be fixed or does it need replacing?
This is the most common failure we see in the borough. Salt air corrodes the metal and the hinge pin on louvered hoods, and once the flaps seize part-open they let in spray and blowing sand, which cakes into the lint. A seized hood gets opened, cleaned, and tested while we're there. If the flap is rusted through or the housing is pitted to the point it won't seal, replacement is the honest answer. A hood that won't close keeps feeding moisture and grit back into the duct, and you'll be calling again in a season.
The dryer is in the basement and the duct goes straight out through the block foundation. Does that make the job harder?
It changes the approach more than the difficulty. Plenty of these 1920s–1950s cottages have a short run punched through block or poured foundation wall, which is good news. Less duct means less place for lint to collect. The catch is that the sleeve through the block is often unsealed or has crumbled mortar around it, and the duct can sag or disconnect inside the wall cavity where you can't see it. We clean from both ends and check the connection at the wall rather than just running a brush and leaving. Raised homes with the laundry in a ground-level utility room get the same treatment, just with a shorter vertical drop.
How fast can someone get out here, and do you do same-day?
Same-day happens, more often in the off-season than in July and August. Summer here is the busiest stretch of the year for us because the rental turnovers and the towel loads hit at the same time, so during the season you're more likely looking at a day or two out. If your dryer is shutting itself off mid-cycle or the cabinet is hot to the touch, say that when you call. That moves up the list regardless of the month. Tell us if it's a rental with a changeover date and we'll work around it.
What drives the cost up or down on a Belmar house?
Mostly the condition of the exterior hood and how the duct is routed, not the length of the run. Short straight runs through a foundation wall are on the simpler end. What adds cost is a corroded or seized hood that has to be freed up or swapped, a vent terminating high on an elevated rebuild where we need a ladder, or years of damp salt-air lint that's gone past fluffy and into packed. Homes cleaned on some kind of regular basis cost less than the ones where nobody's touched it since the house was converted from a summer place. We'll tell you what we're looking at before we touch anything, and if the hood needs replacing you'll hear that as a separate decision rather than finding it on the bill.
